1. Booking & Conclusion of Contract

Reservations can be made by phone, by email, or via our website.
A lodging contract is concluded once the booking has been confirmed by us in writing and the agreed deposit has been received.

2. Payment Terms

After booking confirmation, a deposit of 40% of the total price is due within 2 days. The remaining balance must be paid no later than upon arrival or in advance by bank transfer.

3. Cancellation

Cancellations must be made in writing (by email).
The separately stated cancellation policy on our website applies. We recommend taking out travel cancellation insurance.

4. Arrival and Departure

• Check-in: from 3:00 p.m.
• Check-out: by 10:00 a.m.
  Different times are possible by prior arrangement and subject to availability.

5. Use of the Accommodation

The holiday apartment may only be used by the number of persons stated in the booking. Guests undertake to treat the accommodation and its furnishings with care.
The guest is fully liable for any damage caused.

6. Liability

The hosts assume no liability for loss, theft, or damage to personal belongings, nor for accidents during the stay, except in cases of gross negligence or intent.

7. House Rules

The house rules form an integral part of these GTC and must be complied with. In the event of serious violations, we reserve the right to terminate the rental agreement without notice and without refund.

8. Local Tourist Tax

The statutory local tourist tax is already included in the overnight price (currently €2.70 per person per night from the age of 16, in accordance with municipal regulations).

9. Smoking & Pets

Smoking is not permitted inside the apartment, only in the outdoor area.
Pets are not allowed.

10. Force Majeure

In the event of unforeseeable circumstances (e.g., natural disasters, government measures, technical failures), we reserve the right to cancel bookings. Any payments already made will be fully refunded in such cases.

11. Applicable Law & Jurisdiction

Austrian law applies. The place of jurisdiction is Villach, unless mandatory legal provisions dictate otherwise.
